Prime site reflects confidence in regenerating business park

Impressively refurbished offices and industrial space on a rapidly regenerating industrial park will provide a prime location for expanding business.

Around 23,000 sq ft of office space, is set to be delivered at Lancer House, on Braunstone Frith Industrial Estate, underlining rising confidence in current refurbishment schemes here. The three-storey building is available for sale or letting on a floor-by-floor basis, through leading Leicestershire commercial property specialist Andrew and Ashwell.

Lancer House is on Scudamore Road, the main artery of the estate, located just off Leicester’s Outer Ring Road, three miles west of the city centre and half a mile from M1 Junctions 21 and 21A.

It is part of a prestigious portfolio of business accommodation developed by Rotherhill Developments. The group revamps commercial property throughout the UK, taking on diverse improvement schemes, from ‘shed’ warehousing and business parks, to in-town leisure complexes and mixed-use schemes.

Braunstone Frith is undergoing major redevelopment, with the clearance underway of the huge warehouse and office complex occupied by the British Shoe Corporation, once one of Leicester's biggest employers. Formerly occupied by international office equipment supplier Viking Direct, Lancer House provides carpeted, air-conditioned accommodation including a lower ground floor service area, canteen facilities and 64 on-site parking spaces.

At the rear of the building is a further acre of land with planning permission for 16,000 sq ft of space for industrial units. Consent is also being sought for a large unit up to 20,000 sq ft. Space is available separately on a design and build basis.

With work scheduled for completion in around six months’ time, Rotherhill Director Paul Bagshaw underlined the potential of the accommodation.
