Prime lettings boost business growth

Prime space at Troon Way Business Centre is paving the way for companies to grow.

New lettings in recent weeks by leading Leicestershire commercial property specialist Andrew and Ashwell at the ten-acre business park reflect strong demand for firms seeking accessible locations.
Andrew and Ashwell has let two units in swift succession, with early interest in a further unit and another about to come to the market.
Troon Business Centre is a former government skills centre, purchased by Leicestershire developer Hammond Grange in 1992, which has made substantial investment in the creation of a well-placed business environment. Four miles northeast of Leicester city centre and close to the ringroad motorway connection, the site comprises 155,000sq ft of commercial space, including industrial units, with some new-build premises, office accommodation, a crèche and a fitness centre.

Current occupiers are mainly local businesses, which have chosen the site for its convenience, amenities and parking.
Former NSPCC headquarters at Unit S2 has been re-let without need for marketing, to the Leicester office of multinational field leader 10ZiG Technology Ltd. The adjacent Unit S1, at nearly 1,900 sq ft, is also attracting interest, providing attractive accommodation with good natural light.
10ZiG is relocating from premises at Frog Island it had occupied for three years. Formerly BOSaNOVA Inc, based in Phoenix, Arizona, 10ZiG is an emerging market leader in the development of high-tech ‘thin clients’ and network appliances.

Spokesman Andy Martin said the new premises would facilitate the firm’s current expansion plans, as the main hub for European sales and support operations, complimenting 10ZiG’s existing Worldwide sites.
“The new premises gives us over quadruple the size of our current UK operation and ensures we are geared for future growth within both the UK and Europe. The prime location and size of the property gives us enough space for the next three years, enabling us to take on extra staff, improve our technology and increase market share.”
Office premises comprising almost 3,300 sq ft of ground and first floor accommodation at Unit Q, has been let as new headquarters for Associaction Enterprises Ltd, scheduled for relocation from Melton Road in October, following refurbishment. Associaction is a leading specialist association management company providing support services to membership based organisations.

Andrew and Ashwell is also set to launch the park’s Windsor House on the market, first floor office premises of almost 4,500sq ft, plus 24 parking places. The existing tenant, Interserve, is relocating to new-build premises at nearby Watermead Business Park.
