Leading Leicester commercial property specialist Andrew and Ashwell
has agreed deals on the letting of two premises in Telford Way and
Coalville Business Park.
The lettings confirm the appeal of northwest Leicestershire as a
regional hub for industrial and distribution premises.
Unit 6 Telford Way, on Stephenson Industrial Estate, off the A50
bypass skirting the town, currently under offer, is a small unit of 2,265
sq ft, mainly ground floor space, with a small first floor office.
Unit 9 on the ten-acre Coalville Business Park, off Jackson Street, near
the centre of the town, comprises single storey warehousing and office
space, of 29,950 sq ft. The letting has been agreed with landlord
Hammond Grange on a ten-year lease, rising to £95,000pax.
The high volume warehousing accommodation, with offices, amenities
and meeting rooms, enables two connected businesses to be brought
together under one roof. Unit 9 will be the UK distribution base for
L’Isolante K-Flex (UK) Ltd, moving south from Lytham St Annes. The
company is a subsidiary of the Milan based £300m worldwide group of
companies supplying insulation materials for refrigeration, air
conditioning, chemical and industrial applications and the drinks
industry. The unit will also house BevEx, manufacturers of hi-tech
pythons and tubing products for the beverage industry worldwide,
previously based on Stephenson Industrial Estate.
UK General Manager for L’Isolante K-Flex, Dirk Parker, said the move
would help rationalize the UK business operation within the current
economic climate, as well as promoting expansion for the future.

“This will be an excellent location for us, both geographically and
strategically. Coalville is close to the M42 and M1 motorways and well
placed for our distribution network. The new building also enables us to
centralize our operation and help us to plan further progress within the
UK and Irish markets.”
Malcolm Grayson, Managing Partner in Andrew and Ashwell, said that
despite the recession industrial and warehousing space in the Coalville
area continues to be attractive for companies aiming to move forward.
"Coalville has established itself as a centre for industry and
warehousing. It has a competitive labour supply and excellent road
communications.

“The price of commercial property in Coalville and the district of North
West Leicestershire is marginally lower than surrounding Leicestershire,
so it still offers an outstanding opportunity for business.”
